No faster way of Selling. The process can take as little as six weeks from instruction to exchange.
PUBLICITY
The Auctioneers advertise in National & Regional Newspapers & have a registered list of investors. We use the local press, our own Website & Rightmove & have our own list of investors.
REASONABLE FEES
The entry fee is your only risk factor, and is a contribution to the catalogue entry, advertising, accompanied viewings & hire of Auction Site. The sale fee is 2% plus vat of sale price (minimum fee applies).
BEST SALE PRICE
This is particularly important for Probate properties where Executors are required to prove that "Best Price" has been acheived. Realistically priced properties tend to attract most competitive bidding, and can achieve prices in excess of the Guide Price. A Reserve Price is mutually agreed prior to the sale, so the property cannot be sold for less than your minimum acceptable price.
NO ADVERSE SURVEYS OR RENEGOTIATION (gazundering).
Your buyer should have fully researched the condition of the property prior to the Auction and cannot reduce the price after the hammer has fallen.
NO TIMEWASTERS
Your buyer is legally committed when the hammer falls and exchanges contracts with a 10% deposit on the day of the Auction, with completion normally taking place 28 days later.
SUITABLE PROPERTIES
Properties requiring refurbishment or offering scope for conversion or redevelopment. Also commercial properties & development land.
